Door First, Everything Else Second
Here is the order that actually works. First, an insulated door. A foam core door replaces the single sheet of hot steel most builders installed, and it typically pulls peak garage temperatures down 15 to 25 degrees on its own.
Second, sealing. A new bottom seal, side seals, and a floor threshold stop hot outside air from pouring in. In our dust, seals die young anyway, so assume yours are due. Third, attic insulation above the garage if the ceiling is open. Only then think about cooling. A small unit finally has a fighting chance in a sealed, insulated room.
What This Costs and Returns
An insulated double door lands in the low to mid thousands installed. Seals are cheap. Together they convert roughly 400 square feet of oven into space you can use most of the year. That is the cheapest square footage you will ever add to your home.
There are quiet bonuses too. Cooler tires, batteries, paint, and electronics. A quieter door. Less heat soaking into the house.
