Garage Door Installation in Las Vegas

The Short Answer

Garage door installation from Swift means a complete new door system. That is new tracks, springs, rollers, and seals, not new panels hung on old worn parts. Most installs take three to five hours, and we haul the old door away. Right now you get a $400 instant rebate on any size door installed.

The Process From Start to Finish

It starts with an in person measure. The size of your opening and the space around it decide which doors fit. Then we walk you through style, insulation, and window options with real samples. We help with HOA colors and give you one written price that covers everything.

On install day we remove the old door, set the new tracks level, install and balance the springs, hang the panels, tune the opener to the new door, and finish with seals and safety tests.

What Full Installation Means From Us

New panels, new track, new springs sized to the real door weight, new cables, new rollers, and new seals. Reusing twenty year old hardware under a new door is a shortcut that makes noisy doors that die early. We do not do it. Every install ends with balance testing and a full safety check.

Choosing for the Desert

In our climate, insulated doors are about more than temperature. An insulated door is stiffer, quieter, and harder to dent. It also handles the daily sun expansion that makes thin doors pop and ping all afternoon.

For doors that face west into the full afternoon sun, we will also steer you toward colors and finishes that hold up.

Price, Rebate, and Financing

We measure in person and give you one written price that covers the door, the hardware, the install, and haul away. Our current coupon is a $400 instant rebate on any size door installed. You can also pay over time with financing through Regions Bank, and prequalifying does not affect your credit score.

Updated

A full garage door installation in Las Vegas takes most crews three to five hours once the door is on site, and it should replace the tracks, springs, cables, rollers and seals along with the panels. What decides how well it goes is the work before install day. That means exact measurements, the right steel and foam for our heat, your HOA's written okay, and springs and an opener matched to the new door.

This guide walks the whole job in order, with real numbers from the door makers, the weather service and the city. If you just want a price, call (702) 888-0085 and we will measure and give you one written number at your door.

The short version

  • Measure width, height, headroom, backroom and side room before you pick a door. Most doors with an opener need 15 inches of headroom.
  • Steel gauge runs backward. A lower number is thicker steel.
  • Las Vegas normally sees 78 days a year at 100 degrees or more, so a foam filled door earns its price on any attached garage.
  • Get your HOA's written approval before the door is ordered, not after it arrives.
  • A same size door swap inside the City of Las Vegas does not need a permit when no structural member is changed. Changing the opening does.
  • Ask for new springs, cables, rollers, seals, a tuned opener and haul away, all in one written price.

Measure your opening in 10 minutes

You can do this before anyone visits, and it tells you which doors will fit. Use a tape measure and write every number down. The figures below come from Amarr.

  • Width and height. The opening size is the door size. Measure inside the jambs and check three spots, because framing is rarely perfect.
  • Headroom. This is the space from the top of the opening up to the ceiling or the first pipe, beam or light. Amarr says most doors with an opener need 15 inches.
  • Backroom. This is the depth from the door back into the garage. Allow the door height plus 18 inches for a hand operated door, or the door height plus 50 inches with an opener. For a 7 foot door that is 134 inches, about 11 feet 2 inches.
  • Side room. You need at least 3¾ inches on each side of the opening for the track.

Short on headroom? Tell us on the phone. Low headroom track may fit, and we confirm it in person before you order anything. A garage with a storage rack or a second opener hanging low is the usual cause.

What happens on install day, step by step

Details change with the door and the track, but the order does not. Here is what happens at your house.

  1. Walk through. The tech checks the boxes against your written order and looks at the jambs and header the new track will bolt to.
  2. Release the old tension. The opener is unplugged and the old springs are unwound by a trained tech. Springs and cables under tension can kill, so never loosen them yourself.
  3. Old door down. Panels come off one at a time, then the old track and hardware.
  4. New track up. It is set plumb and level and bolted to the framing.
  5. Panels stacked. The door goes up from the bottom section, with new hinges and rollers on every section.
  6. Springs and cables. The springs are sized to your real door, then wound to the number of turns the door maker specifies.
  7. Opener tuned. Travel limits and force are reset for the new door, and the safety sensors are tested.
  8. Seals and balance. The seals go on. Then the door is lifted halfway by hand to see that it stays put.
  9. Haul away. The old door leaves with us and the driveway gets swept.

A standard door is three to five hours on site. The wait is the order, not the install. Stock doors can be here in days, and custom orders take weeks.

Steel gauge in plain words

Gauge is steel thickness, and the scale runs the wrong way. A 20 gauge skin is thicker than a 27 gauge skin. Clopay's spec page lists outside skins from 20 gauge on its Model 3722 to 27 gauge on Models 3715, 3717, 3718, 3720 and 3730, with 24 gauge on Model 3724. The inside skin on those doors is 28 gauge.

Thicker steel resists dents from a bumped bike or a basketball. But gauge is only half of it. In a foam door, the foam bonds to both skins, and Clopay explains that the foam is injected and expands to fill each panel. That bond is what makes a section stiff. Ask for the gauge of both skins in writing, because a quote that says only "steel door" tells you nothing.

Insulation and R value in Las Vegas heat

R value measures how well a door resists heat moving through it. Higher is better. Our summers are why it matters. National Weather Service Las Vegas lists a normal of 78.2 days a year at 100 degrees or higher, 40.5 days at 105 or higher and 9.4 days at 110 or higher (1991 to 2020 normals, page updated April 11, 2026). Most of those days fall in June, July and August.

A garage that shares a wall with a bedroom or holds a water heater feels that heat. A foam door slows it. Here is how Clopay's spec page lists its doors.

These are calculated section values, so the real door depends on its seals and fit. A failed bottom seal gives some of it back. Pick the R value by what your garage does. A garage you only park in needs less than one with a freezer, a workshop or a room above it.

West facing doors take the afternoon sun head on. Think twice about dark colors there, since surface heat and fading are real. Ask for the factory finish warranty terms in writing before you pick a dark color.

Wind load and where it applies

Wind rating matters most near coasts and in storm regions, and it may never come up for your home. It can still come up. The DASMA wind load guide sets design pressures by wind speed and building height, based on the 2020 Florida Building Code. It says a rated door carries a manufacturer's label certifying the load it was built for, and that the local building authority makes the final call on what your address needs.

Clopay's spec page offers WindCode reinforcement up to a design pressure of 52 pounds per square foot on some door setups, and says its doors are tested at 50 percent above design pressure. If your building department or HOA says a rating applies, say so before the order. Reinforcement is built into the door, so it cannot be added on install day.

The Clopay and Amarr lines and the Door Studio

We install Clopay and Amarr doors. Clopay's residential lines include Classic Steel, Modern Steel and Bridgeport, all with injected foam. Amarr has made garage doors since 1951 and sells Traditional, Carriage House and Specialty collections. Either brand comes in raised panel, flush, carriage house and window options, and your tech brings real samples to the driveway.

To see a style on your own house first, use our Door Studio. You pick a home, then the style, color, windows, glass and handles, and the door updates on the house. The link in your address bar saves the exact design, so you can send it to your spouse or your HOA. If you like it, the Get My Installed Price button sends us the design and we text you a firm installed price for your size. Every door in the studio is one we install.

New springs, cables and the right opener

This is where cheap installs cut corners. A new door needs springs sized to its weight, and a foam door is heavier than a hollow one. The DASMA data sheet on spring life says putting a spring on the wrong door cuts the life of the whole system and can make manual operation unsafe. It also says the wrong number of turns is a safety problem for the installer and can let the door drift down from open. It adds that paint or anything attached to the door can push its weight past the spring's rating, which is one more reason to ask before you add a heavy finish or hardware.

The opener comes next. A new door changes the load, so travel limits and force are reset to fit it. If your opener is old, look at its sensors. Under the federal safety rule, openers made on or after January 1, 1993 must have an external sensor or a hold to close wall button, and the agency tells owners to test the reverse feature monthly. If the door does not reverse, call a pro. Ask us about opener installation and check the coupons page for the current LiftMaster offer.

HOA approval in Valley communities

Most master planned communities in the Valley, including Summerlin, Anthem, Mountains Edge and Inspirada, send a visible style or color change through design review. A same style, same color swap is usually simple. Your CC&Rs and the association's design guidelines decide, so read them first.

The application usually wants a spec sheet, a picture of the door and sometimes a color chip. Our Door Studio design makes a clean picture, and we supply the papers and drawings. Do not order until you have the approval in writing. Ordering first risks a door you cannot hang. Ask the association how long review takes when you apply.

Permits in Las Vegas and Clark County

Rules differ by who runs your building department. The City of Las Vegas homeowner permit guide lists door and window replacements as not needing a permit when no structural member is altered or changed. It also says you need a permit to cut in a new door opening or widen an existing one. Low voltage wiring for garage door openers is on its no permit list. Its Building and Safety line is 702 229 6251.

For unincorporated Clark County, Clark County Building and Fire Prevention says a permit is required to construct, alter or repair a structure, and points to its Building Administrative Code section 22.02.190 for exemptions. The page does not mention garage doors by name. Henderson and North Las Vegas run their own departments. So if your install changes the opening size, the header or the framing, ask your building department before the work starts. For a plain swap we tell you what we know about your address on the first call.

Haul away and what the quote should say

The old door is removed and hauled away on every Swift install. Your written quote should list the door model, the gauge, the foam and R value, the windows, the color, the track, springs, cables, rollers, seals, the opener work and the haul away. If a line is missing, ask. Use the same list on every bid you collect.

For a sense of the field, here are public ranges. They are national, not ours. HomeAdvisor, updated June 17, 2026, puts the average new door at $1,231, with most people paying $754 to $1,707, plus $200 to $500 in labor and $50 to $200 for removal if it is not included. The 2025 Cost vs. Value report priced an insulated 16 by 7 foot steel door in Las Vegas at $4,694. Both are summarized in our guide on the cheapest way to replace a garage door. Swift gives one firm written price at the door before work starts, and the coupons page lists the current $400 instant rebate on any size door installed.

What to ask before you hire anyone

Check the license before you sign. The Nevada State Contractors Board says to hire only licensed contractors, check the license number by phone at (702) 486-1100 in Southern Nevada, get at least three bids, get a written contract, do not pay cash, and do not let payments get ahead of the work. Our Nevada contractor license is NSCB 0082445, and you can check our license yourself.

Then ask three questions. Will the springs, cables, rollers and track all be new? What is the gauge and R value of the exact door on the quote? Who files the HOA papers? A good company answers all three in writing without a fuss.

Common Questions

How long does installation take?

Usually three to five hours for a standard door once the door arrives. Stock doors can be here in days. Custom orders take weeks. We give you a real timeline up front.

Do I need HOA approval for a new door?

In most master planned communities, yes, for any change of style or color. We provide the papers and drawings your HOA needs and we know what the big Valley associations approve.

Can you install a door I bought somewhere else?

Yes. We inspect it first, since store bought doors sometimes arrive missing parts. Our own packages include matched hardware and a warranty on the whole system.

How much does a new garage door cost in Las Vegas?

It depends on size, material, insulation, and windows. We measure in person and give one firm written price that includes installation and haul away. Every install right now gets a $400 instant rebate.

Do you haul away the old door?

Yes. Removal and haul away of the old door is part of every install.

How hard is it to install a garage door myself?

Very hard to do safely. The springs hold enough stored energy to kill, and the door is heavy and awkward to stack alone. Most of the danger is in the spring winding, which is why we do not suggest it as a weekend project.

Can you replace a garage door without replacing the tracks?

Sometimes the old track can be reused, but we do not do it. Old track and worn rollers make a new door noisy and shorten its life. Our installs include new track, springs, cables, rollers and seals.

Do I need a new opener with a new door?

Not always. A working opener with safety sensors can stay, and we reset its travel limits and force for the new door. If the opener predates 1993 sensor rules or struggles with a heavier foam door, replacing it is smarter.

How much headroom does a garage door need?

Amarr says most doors with an opener need 15 inches above the opening, plus at least 3¾ inches of side room on each side. If you have less, tell us on the phone. Low headroom track may fit, and we confirm it at your door.

Which steel gauge is best for a garage door?

A lower gauge number means thicker steel, and Clopay lists outside skins from 20 to 27 gauge. Thicker resists dents better, but a foam core bonded to both skins adds stiffness too. Ask for the gauge and R value of the exact door on your quote.

Do I need a permit to replace my garage door in Las Vegas?

The City of Las Vegas guide says door replacements need no permit when no structural member is changed. Widening the opening or altering framing does need one. Rules vary by city and county, so check with your building department.
